How to assess a system before you buy

  1. Find the data plate

Note the age, model and capacity from an accessible label. Do not open panels.

  2. Ask for service history

No history can mean no servicing. Ask the seller for dated maintenance and repair records.

  3. Run both modes

With the owner's permission and suitable outdoor temperatures, run heating and cooling for ten minutes each. Follow the manufacturer's operating limits.

  4. Check every room

Uneven temperatures can point to ductwork. Note rooms that do not reach a comfortable temperature.

  5. Look at the ductwork

From safe, accessible areas, look for crushed flex or disconnected runs. Do not enter unsafe attics or crawlspaces.

When to stop and call

  • The system is over twelve years old.
  • There's no service history.
  • You need a written assessment for a negotiation.

What the inspection covers

  1. 1

    Age, make and model

With realistic remaining life, not a sales estimate.

  2. 2

    Component condition

Compressor, coils, blower, heat exchanger, electrical, ductwork.

  3. 3

    Refrigerant type

Including whether it's being phased out, which affects future repair cost.

  4. 4

    Written report

Work separated into now, soon, and eventually. Usually same day.

What an inspection costs

We don't quote repairs off the back of an inspection unless you ask us to. The report is the product. If you want the work done afterwards that's your call, and you're free to take the report to anyone.

Most summer breakdowns we attend were visible months earlier. A tune-up is the cheapest thing you can do to a system.
