Technician cleaning an outdoor AC condenser coil

Tune-ups and seasonal maintenance

Most summer breakdowns we attend were visible months earlier. A tune-up is the cheapest thing you can do to a system.

DIY first

How to keep a system running between visits

  1. Change the filter

Every three months, or monthly in dust or smoke season. Follow the equipment manufacturer's filter guidance.

  2. Clear the outdoor unit

Keep two feet of space on every side. Remove loose debris without reaching into the equipment.

  3. Rinse the condenser fins

Turn off power at the disconnect first. Use a gentle garden hose only where the manufacturer allows it, avoiding electrical parts. Inside-out cleaning that requires opening the unit belongs to a technician.

  4. Keep vents clear

Blocked returns strain the blower. Keep furniture and rugs away from supply and return vents.

  5. Listen at startup

New noises are early warnings, not quirks. Note when the sound happens so you can describe it.

When to stop and call

  • The fins are bent or crushed.
  • There's standing water around the indoor unit.
  • A noise persists after clearing loose debris.

When to book

  1. 1

    Cooling in spring

Before the first heatwave, not during it.

  2. 2

    Heating in autumn

Before the first cold week, when a dormant furnace fails.

  3. 3

    If you only do one

Make it cooling. Summer is what breaks systems in the Valley.

  4. 4

    After a smoke event

Filters load fast and coils foul faster.

What a tune-up costs

The membership covers both annual visits, priority scheduling and 10% off any repair or replacement, for $198 a year. For most households that's cheaper than booking the two visits separately, before the discount is counted.

Questions about Tune-Ups & Maintenance

Once a year minimum, ideally twice. The Valley's summer load makes a spring tune-up matter more here than in milder climates.
